Land, water, and the edge between them. Almost everything that makes a West Michigan property rare sits within a few miles of that line. So does almost everything that makes one difficult.

The city stands up
Downtown, from open building records — the footprints and the river are real, the heights mostly inferred from floor counts rather than measured. The city stands on a raised deck, and the skyline is deliberately taller and busier than Grand Rapids': this is a title sequence, not a survey.
03 / Grand Haven
Where the river runs out
The Grand reaches Lake Michigan here, past the pier and the light. Thirty miles from the city and a different market entirely — different water rights, different risk, different questions worth asking first.
04 / One connected coast
Two markets, one line
West-north-west, thirty miles, and the camera has just flown every one of them. Two markets at the ends of one line — and the difference between the ends is most of the work.
